Subdivision plan on Columbia Falls agenda

A 10-lot subdivision off the north end of North Hilltop Road is up for final plat approval at tonight's Columbia Falls City Council meeting.

Although it's the final plat being discussed, this will be the first time the council has seen the proposal for North Hilltop Courts.

Flathead County commissioners reviewed and approved the preliminary plat Feb. 3.

Whitefish developer Jim McIntyre made his final plat application Sept. 8 to the Columbia Falls Planning Department.

McIntyre is proposing two culs-de-sac, Northeast Hilltop Court and Northwest Hilltop Court, each with five building lots facing it. Built on what formerly was known as Dale's Place Subdivision, the property is immediately adjacent to the city but lies within the county.

He has met conditions of approval set forth by the county, but the 50-foot right-of-way is narrower than what City Manager Bill Shaw recently described as the minimum practical in the city.

The subdivision also will add to the traffic load at the junction of North Hilltop Road and U.S. 2. Congestion and poor visibility at that unregulated intersection, at the crest of a hill where residential traffic must meet vehicles traveling highway speeds, has created problems in the past.

The council may discuss the list of 16 remaining conditions established by the county.

In other business, the council will:

. Consider two appointments - Steve Marquesen has volunteered to serve on the Columbia Falls Board of Adjustment, and Jesse Best has been recommended as a volunteer firefighter.

. Give notice of two public hearings set for Oct. 17, both on abandoning a stretch of alley for utilities behind the former Schoenberg Park area on the east side of town. The city recently returned the land to the family who had donated it to the city in 1949, and who is interested in developing it.

. Follow the meeting with a Public Safety Committee meeting to discuss a vacancy on the police commission.

The meeting starts at 7 p.m. in City Hall.
