Full agenda before county planning board

Five items including both rezoning requests and preliminary plat approval, along with associated public hearings, are on the Flathead County Planning Board agenda for Wednesday.

The board is set to look at two rezones and three preliminary plat requests. The board meets at 6 p.m. in the South Campus Building, 40 11th St. W., in Kalispell.

Alicia Gower is requesting a zoning change on 10 acres located at 590 Addison Square near Kalispell. The change would be from SAG-10 suburban agricultural to R-1 suburban residential.

The zoning in the vicinity is suburban residential and agricultural.

The property currently contains a house and several agricultural buildings. Through the south section of the lot is Spring Creek, including an area of floodplain and wetland.

The change is requested to subdivide in the future to supplement the owner’s income in retirement, according to the planning staff report.

Dennis Serov is requesting a zone change for 1.26 acres at 26 Sunrise Drive near Kalispell. The request is to change the zoning from R-2 one family limited residential to B-2 general business.

The property, currently developed with a pole-frame building, is located south of Montana 35, about one-quarter of a mile east of the Flathead River.

Properties in the surrounding area are a mixture of residential, commercial and agricultural. The owner is requesting the zone change to make the property match surrounding zoning, according to planning documents.

BEFORE THE board on Wednesday, Jim McIntyre is requesting a preliminary plat approval of Whitefish Ridge Estates subdivision to create 17 single-family residential lots and one dry commercial lot on about 382 acres.

The property as part of the subdivision is located west of Whitefish between U.S. 93 and Murray Lake. Access would be from the highway, Garland Lane, Label Lane and Whitefish Ridge Road as the internal subdivision road.

The minimum size of lots would be just over 2 acres while the maximum size would be about 35 acres. The density would be one unit per about 20 acres.

The proposal calls for roughly a half acre of common area and open space, while 20 acres would be taken up in roads.

The property is predominantly forested and contains a BPA transmission line, a manmade pond and a storage building.

Fourth on the agenda is a request from Justin and Stephanie Breck for a preliminary plat for an amended plat for a lot in Homes on a Thousand Hills. The proposal is to create three residential lots on just over 20 acres located at 251 and 253 Shepherd Trail near Kalispell.

The proposed subdivision would result in three residential lots with an average lot size of 6.69 acres.

Last on the agenda is a request from Robert Spoklie for preliminary plat approval of Fire Hall No. 2 subdivision to create seven residential lots on 10.78 acres. The property is located on Fire Hall Lane, near Columbia Falls.

Access to the lots would be from an internal subdivision from Montana 206. The proposed lots range in size from 1.5 acres to 1.58 acres.

The property is undeveloped and has historically been used for agriculture. A portion of the property was used by the gravel pit to the south and reclamation of that gravel pit on the portion of the property is underway.
