Land-use changes continue in Bigfork area

Land-use changes in the Bigfork area continue to occupy the Flathead County Planning Board, with four more requests scheduled for tonight's board meeting.

Since January, fully one-quarter of the planning board's agenda items have dealt with subdivisions, zone changes and growth policy amendments proposed in and around the Bigfork area.

Public hearings will be held tonight on five items, including:

-A zoning text amendment that would make the repair of equipment and consumer items such as appliances, clocks, lawn and garden equipment, computers, televisions, shoes and furniture a permitted use in the B-2 general business zoning district, as long as it's done in an enclosed facility.

-A zone change from R-1 residential to B-3 community business for property located off Montana 35 in Bigfork.

-A zone change from SAG-10 to SAG-5 and RC-1 for 50 acres located at the northwest corner of the intersection of Holt Drive and Hanging Rock Drive.

The planning staff report on this item raised concerns about potential development of this area, saying most of the property is occupied by wetlands, open water, near a flood plain or subject to high water.

The report indicated that the only suitable location for development was a raised area of about eight acres on the south end of the property.

The application is seeking an RC-1 residential cluster zoning designation for 14 acres in all, including the raised area. The remaining 36 acres would be zoned SAG-5 suburban agricultural.

The property is currently zoned SAG-10 suburban agricultural, which has a 10-acre minimum lot size.

-The preliminary plat and planned unit development proposal for North Shore Vista, a 10-unit townhouse development on 5 acres along Chapman Hill Road just east of Eagle Bend North.

This project was approved in April, but is coming back before the board because of some design changes.

-The preliminary plat and planned unit development proposal for Eagle Rock Estates, a 17-unit residential subdivision on 17 acres on Holt Drive south of Hanging Rock Drive.

A 16-lot subdivision was previously approved but is coming back before the board because of a layout change.

The planning board meets in the second-floor conference room of the Earl Bennett Building in Kalispell, beginning at 6 p.m.
