Third version of project proposed on river property

For the third time in 18 months, a major subdivision is being proposed on property along Trumble Creek Road.
The Flathead County Planning Board will hold a public hearing tonight on River Horse, a 20-lot subdivision on 80 acres north of Rose Crossing at 1328 Trumble Creek Road, along the Whitefish River.
Developer Ben Franklin and Whitefish River Properties initially proposed a 62-lot subdivision on the site. After the Planning Board recommended denial of that layout, a second subdivision with 52 lots was proposed.
Although the county commissioners approved that project, Franklin subsequently reduced the number of lots and submitted a new plat.
The lots would range from 2.3 to 4.3 acres. They would be served by a public water system, as well as a multi-user sewer system featuring individual septic tanks with a common treatment facility and drainfield.
The project has 23 acres of common space, including a 100-foot wide riparian buffer and public access area along the river frontage. The riverfront area could be
reached via a public bike path from Trumble Creek Road.
The developer would widen Trumble Creek Road along the subdivision frontage, and also build two-foot shoulders along the roadway south to Rose Crossing.
Other items on tonight's planning board agenda include:
. A major land-use review to allow a noncommercial guest cabin on property on Lake Five at 818 Ross Point Drive.
. The amended plat of Lot 1, Jewel Basin Ranch, which would create two single-family residential lots on 24 acres located off Foothill Road.
