Condo project planned in Columbia Falls
A proposed condominium project in the Hilltop Homes subdivision tops the Columbia Falls Planning Board meeting tonight.
Randy Jones of Randy Jones Construction has asked for a conditional-use permit to build a six-plex on five lots in Hilltop Homes. The property is zoned multi-family residential, but a conditional-use permit is required to build a three-plex or greater building within that zoning district.
Randy Jones Construction previously received a permit for a six-plex on adjacent lots and the current project would mirror the existing structures.
The property is located on Diane Road. The board will hold a public hearing on the request before making a recommendation that will be forwarded to the Columbia Falls City Council.
In other business, two public hearings will focus on requests by Meadow Lake Resort Development. The first is a request for a planned unit development overlay for the Glacier Village at Meadow Lake. The proposal moves the location of the planned hotel and moves the western access to this unit back to the original location. It also removes some buildings and adds a spot for future townhomes.
The second request is for a preliminary plat amendment to eliminate three lots and renumber remaining lots in Glacier Village.
Meadow Lake developers are asking for the change after a detailed review of existing infrastructure costs and site work costs to move existing utilities that were started under the 2009 approval.
The property is located off St. Andrews Drive just east of the hotel and clubhouse, south of the existing recreation center and north of the 15th fairway.
During a fourth public hearing, a request by Joe and Shirley Voss to amend their conditional-use permit for a family hardship dwelling will be considered. The Vosses got the permit in 2002, and they recently split their property in order to downsize the residence and property maintenance. In doing so, they need to transfer the conditional-use permit to the newly defined property.
The board will also talk about the proposed tax-increment finance district for Columbia Falls.
