Condo project on tap at Monterra in Whitefish

A second phase of condominium development is planned at Monterra in Whitefish.

The Whitefish Planning Board will hold a public hearing Thursday, July 16, to consider Whitefish Partners’ request for a conditional-use permit to build 54 units in Phase II  — south of the existing Monterra housing — and 12 units to build out Phase 1.

Monterra is a housing development at the northeast corner of Montana 40 and River Lakes Parkway. Phase 1 is directly east of Christ Lutheran Church.

The project is part of Riverside at Whitefish, a 230-acre development plan that was conceived as a neighborhood plan and included in the Whitefish City-County Master Plan in 1993.

The project languished until 1999 when a planned-unit development designated specific projects that included the youth sports complex, assisted-living center and park area, traditional homesites along the Whitefish River, some “neo-traditional housing” and an economic development area, according to the Whitefish Planning Office staff report.

Phase 1 of Monterra was approved for 160 dwelling units in 16 buildings in 2004. There was also an amendment to the planned-unit development to allow multifamily condos where the economic development area initially was planned, the report said.

Ultimately there were 230 condo units OK’d for the first two phases.

There will be space for a future tennis court, a second clubhouse and pool area in Phase II.

In other business, the Planning Board will hold public hearing on two requests from the city of Whitefish to rezone property due to annexation into the city. One parcel is located at 325 Monegan Road, and would shift from county zoning to Whitefish agricultural zoning. The other tract is a portion of 1735 E. Lakeshore Drive that would switch from county zoning to Whitefish low density resort residential zoning.

The meeting begins at 6 p.m. at Whitefish City Hall.
