90 new lots planned in Kalispell subdivision

Ninety new lots are slated for development in North Kalispell following approval of the final phase of the Northland subdivision.

Kalispell City Council on Monday unanimously OK’d a preliminary plat for the project with 20 conditions.

The original planned-unit development signed in 2004 encompassed 67 acres and was planned for a mix of single-family detached and attached housing. The request from Bridgeland Development will allow subdivision of the remaining 25.5-acre tract of land for the creation of 90 lots containing 70 single-family houses and 20 townhouses.

The property, currently undeveloped grassland, is located along Northland Drive and bound to the west by the Kalispell Bypass, to the north by vacant land, to the east by Northland single-family residences and to the south by Empire Estates single-family housing.

The lots will range in size from around 4,000 square feet to 14,600 square feet.

Four new city streets are currently under construction within the subdivision. A traffic study will be required to evaluate the potential impact of traffic on the area as a result of construction.

In addition to the new roadways, a bike path that currently runs along the bypass will be extended along the boundary of the subdivision to allow cyclists to extend their use of the area.

The preliminary plat is valid for three years. At least two-thirds of infrastructure for the subdivision needs to be completed prior to final plat.
