Developer proposes wellness facility for 95 Karrow

The developer of the 95 Karrow mixed-use project on the former Idaho Timber property in Whitefish is asking for an amendment to accommodate a wellness facility on the site.

The Whitefish Planning Board on Thursday will hold a public hearing to consider a request by Casey Malmquist of 95 Karrow LLC for a planned-unit development amendment to add “clubs, private and semi-private recreational facilities” to the list of permitted uses within the development.

The application notes that a business called The Wellness Institute will “very likely” be one of the clients to partner or lease space in the mixed-use development, and would share the Marketplace building, occupying about 24,500 square feet of the planned 40,640-square-foot building.

The Wellness Institute would be a for-profit, privately operated facility with a focus on recreation, education and medical services, according to the application.

“The Institute would be tied to the local medical community and have a strong community outreach component,” 95 Karrow technical representative Bruce Boody said in the application. “This model is based on a very successful community-oriented facility in McCall, Idaho.”

Among the planned services are health/fitness evaluations, nutritional education, fitness programs, healthy cooking classes, stress management, cardiovascular fitness, corporate health evaluations and education.

All of the proposed uses associated with the wellness facility are listed as either permitted or conditionally permitted within the underlying zoning for the property.

95 Karrow plans to develop the 22-acre site at the north end of Karrow Avenue in several phases to include residential units, professional offices, a hotel, restaurant, limited retail, light manufacturing, artisan workshop space, studio and gallery space, personal service businesses and other similar uses.

The city Planning Department is recommending approval of the planned-unit development amendment.

The Planning Board has four other public hearings slated for Thursday’s meeting.

- Homeword is asking for a planned-unit development to develop a 38-unit affordable rental housing project at 524 and 530 Edgewood Place. The project recently was awarded $6.75 million in federal housing tax credits. Whitefish Housing Authority is partnering with Missoula-based Homeword to develop the housing in three apartment buildings behind Piggyback BBQ.

- Bald Eagle LLC and Nicole Erickson are asking for a conditional-use permit to build a mixed-use building with a winery on the first floor and three residential units on the second floor at 20 Spokane Ave., next door to the Stumptown Marketplace.

- Aaron McPherson is seeking a conditional-use permit to convert an existing detached garage into a guesthouse at 220 Peregrine Lane.

- James Dodkin is asking to subdivide a property at 441 Armory Road into two parcels.

The board meets at 6 p.m. Thursday, Dec. 20, at Whitefish City Hall, 418 E. Second St.
