Another subdivision in the works for Whitefish

A 52-lot subdivision planned south of U.S. 93 West is the focus of a Whitefish Planning Board public hearing on Thursday.

Reto Barrington of 93 LLC is asking for a preliminary plat with a planned-unit development overlay for a subdivision that would include 22 single-family homes and 30 condominiums on the 18.1-acre tract, across from State Park Road.

The developer initially was granted approval in 2007 for 24 single-family lots, 45 condos and an additional five-acre lot for future development. In 2010 the City Council approved an amended preliminary plat for 22 homes and 30 condos. 93 LLC requested and received two time extensions. In November 2017 the project expired, requiring the developer to submit a new plan. The current application is the same as the 2010 plat that was approved, according to the planning staff report.

The site is mostly undeveloped with four homes to be removed as part of the development. It includes mature trees along with wetlands and some areas of steep slopes. The developer is proposing site-sensitive development that preserves the environmental features of the property.

The subdivision will have two accesses off U.S. 93 West.

93 LLC is asking for zoning deviations through the planned-unit development that include setbacks, lot sizes, lot coverage and lot width.

The board meets at 6 p.m. Thursday at Whitefish City Hall, 418 E. Second St.
