Some mixed-use zoning eyed for Eagle Valley Ranch

Kalispell City Council will convene a public hearing today to solicit input about a proposal to change the zoning on a portion of a site that would host the Eagle Valley Ranch development from suburban residential to urban mixed use.

As envisioned by the developers, Spartan Holdings LLC of California, the 99-acre site, formerly known as Valley Ranch, would feature 225 residential lots, 12 mixed-use office/residential lots and an apartment complex.

The developers seek the mixed-use designation for 41 of the 99 acres.

The proposed mixed-use development is along U.S. 93, south of the Ponderosa Estates residential subdivision, east of the Northern Pines Golf Course and north of the Montana National Guard facilities. On Aug. 14 the Kalispell Planning Board voted unanimously to recommend that the council amend Kalispell’s growth policy to allow the mixed-use portion of Eagle Valley Ranch.

During that meeting, a few people who would be residential neighbors of Eagle Valley Ranch expressed concerns about potential impacts to traffic.

Also on today’s agenda:

- Council will consider a request from the WGM Group, on behalf of Silvermont Properties, for a 10-lot single-family and one-lot multifamily subdivision on 18.3 acres at 240 Church Drive.

- Council will consider a second reading of an ordinance related to establishment of the Montana Base Camp RV Park at the south end of the city. Council votes held earlier this month granted preliminary approvals for the project.

The council meets at 7 p.m. at Kalispell City Hall.
