Zone change for large parcel just outside Kalispell goes to county planning board

The Flathead County Planning Board on Wednesday will consider a zone change for 80 acres on Old Reserve Drive outside of Kalispell.

The request from John Ramesz and Lori Haverty-Ramesz is to change the zoning on the property from agricultural to SAG-10 (suburban agricultural). 

The county Planning Board meets at 6 p.m. in the South Campus Building at 40 11th St. W. in Kalispell. Recommendations from the board regarding the requests are forwarded to the Flathead County commissioners for final consideration. 

The property is located at 1683 Old Reserve Drive and the city limits for Kalispell are within a mile to the east. 

The property is being used for agriculture with a single-family dwelling and accessory structures on the southern portion of the property. Generally, properties around the parcel are also in agricultural production. 

“The applicant has the desire to change the designated zoning of the property to make it more marketable while maintaining the rural nature of the property,” the application with the county states. 

The requested zoning designation would allow for agriculture on the property and has a 10-acre minimum lot size. The zoning would allow for the creation of eight lots on the property. 

Also on the agenda, the Planning Board will look at a zone change request from Isaiah Lee Yerian for property within the Evergreen Zoning District. The proposal would change the zoning at 134 East Reserve Drive from one-family limited residential to general business. The lot is just under a half acre. 

The board is also set to vote on a request from EAB Holdings, LLC for preliminary plat approval of Vintage Estates II Subdivision. The proposal is to create five residential lots on 22.15 acres at 161 Vintage Way near Whitefish.
